Selecting a team and what roles each will play throughout the project lifecycle.

Factors such as modelling proficiency, technical aptitude and leadership skills should be analysed when choosing your BIM team.
It is prefered to have the team train in-time to start the project or double team training with project set-up where a BIM/Revit trainer would work directly with the PM to help the team get more comfortable with the project and processes.
You will often identify those within your organisation who possess natural aptitudes during training.
The organisation of your BIM project will be the responsibility of your team. The model’s design and factors such as projected model size and work-splits should be carefully considered when working with extended teams in various locations and other parts of a project. It is typical to see a model separated by Core, Shell and Interiors, all with separate teams in multiple locations regularly coordinating to contribute to the larger BIM model.

Entrusting your people to meet your project’s specifications depends on everyone understanding their job and being accountable.
 

BIM Coordinator

The BIM coordinator's role is a secondary role under the BIM Manager's leadership. The BIM Coordinator is responsible for exchanging BIM models from their organisation or discipline. They are often regarded as the chief figure in a project team. In smaller organisations, the lead modeller may occupy the role of BIM coordinator. The coordinator is the go-to person for setting up project-specific guidelines for Technicians and identifying any potential issues during modelling, clash detection, and data conversion.

BIM Technician

The BIM Technician role described as a production role in developing the BIM model. This role has various job titles, including model author, BIM operator and BIM user.

A BIM technician represents a competent BIM software modelling expert with a firm understanding of their specific design discipline. The BIM Technician comprehend how a building fits together. This role provides a base level to progress to multiple career paths. They will oversee the management, maintenance and archiving of models. They can build and maintain project families and, where possible, collaborate with other team members to prevent replication or versioning of similar models; Team Leader can also delegate other BIM duties to this person.

BIM Manager

The most commonly described role is that of project-level BIM Manager. The role of BIM Manager tends to differ depending on the company. Often, the BIM Coordinator and BIM Manager maybe one of the same.

The BIM Manager is often responsible for managing the organisation-wide implementation of BIM and related technology.

The BIM Manager can also be responsible for BIM implementation at the project level or represent the lead designer, the main contractor, and/or a third-party entity acting on behalf of the client.

The role is often described in terms of the project stage, such as the Design BIM Manager or the Construction BIM Manager. These roles are expected to report to the Project Manager, maintaining oversight of BIM responsibilities and deliverables and quality assurance.

This is a high-level position with a deep understanding of BIM and how it affects the project. They would have some role in the initial phases and help the model’s set-up. Still, their position will increase during Design Development, and they should be consulted if a model needs to be broken or other BIM players contribute to the project model. By communicating with other disciplines, they will prevent collisions and collaborate with the rest of the team to make any adjustments needed to eliminate the issue.

They will work closely with the PM and report required improvements to the PM/DTL for as-built model updates during construction administration. For this person, it is customary to manage multiple projects in different phases concurrently.
